Here are 5 steps Chris and I believe must be taken prior to listing your home:

Piled clothes, cluttered countertops and messy living rooms work as deterrents to homebuyers. You always want your home to be "showing ready" while on the market. One will never know how quickly showings will be scheduled, so it's best to always be prepared! Simplify. Clear your kitchen counters, remove unnecessary knick-knacks and SELL your home.

D E P E R S O N A L I Z E

Chris and I always encourage homeowners to remove personal photographs from the home prior to listing. Not only does this improve your home's overall presentation, it is also a safety precaution. While most buyers agents are familiar with their client, some agents may be showing a stranger for the first time. You want to protect yourself and your family at all costs!

D E E P  C L E A N

Homeowners never want to list their home without a thorough deep cleaning. Sweeping floors, cleaning carpets and wiping down countertops are all to be expected. It's the window trim, window blinds, baseboards, vents and ceiling fans that most sellers forget about! Homebuyers can always rate a seller's cleanliness by the look of their baseboards. Sellers, be sure to have your home squeaky clean when ready to list!

You know that condensate line routed into your crawlspace? Or that missing shingle from your roof? It's time to get those fixed before listing your home. To get the most out of your investment, one needs to be proactive with home repair/maintenance. Buyers want to know the home they're buying has been well maintained and well taken care of. As a seller, you can help with this! By keeping up with your home's maintenance as needed, buyers will feel more secure writing a contract on your home.
