The sun is shining, the birds are chirping… It’s official! The Spring market is finally here! New listings are popping up all around and many aren’t staying on the market long! So what factors influence a quick sale? Well, I’m glad you asked! LOL! Here are 3 things that sell a house:
LOCATION
Location, location, location! Where your property is located greatly influences how quickly it will sell. Is your home in a highly desired area? Do you have a large farm next to new commercial developments? Are you in a flood plain? All of these factors (& many more) impact selling real estate.
EXPOSURE
Some could argue that all listings get the same exposure- but that’s not true. Does your agent have social media? Are you seeing sponsored ads of your home? Do you have professional pictures to help influence buyers to book the initial showing? I could go on and on about this one. Exposure and how your home is presented online helps move property.
PRICE
Pretty basic, right? But determining a list price that’s both accurate and competitive can be tricky. You need comparable property sales to defend your list price and sometimes those comps don’t exist… At least not yet, anyway. Local appraisers can help during this time by providing their opinion of value. Getting an appraisal upfront is helpful but not required. Ultimately it’s your list price that books the showing, brings the offer and gets you the accepted contract.
